Loan Balance Transfer: Calculate the Break-Even Before Switching
A loan transfer should improve the business's finances after all costs and conditions are considered. A smaller EMI or a lower quoted rate is only the beginning of the calculation.

Start with two comparable schedules
Obtain the existing repayment schedule and a written replacement offer. Compare the same remaining tenure first. Then model any proposed tenure extension separately, because it can reduce the EMI while increasing total interest.
List processing, legal, valuation, security-creation and other applicable costs. Check the lender-specific prepayment position under the current RBI directions before including a closure charge.
A simple initial screen
Suppose verified switching costs are ₹60,000 and the expected monthly saving on a comparable basis is ₹5,000. A simple break-even screen is 12 months. This ignores discounting and changing balances; it is a first check, not a complete valuation.
If the business expects to repay the loan in six months, that transfer may not recover its costs. If rates float, test what happens when the expected saving narrows.
Include operational conditions
Compare security, covenants, renewal requirements, cash-routing obligations and access to working capital. A cheaper term loan that creates an operating cash bottleneck can be a poor trade.
Ask how the two lenders will coordinate document release and charges. Keep a contingency for the transition, particularly if the property secures more than one facility.
Decision checklist: savings, break-even period, repayment flexibility, security and continuity of funding should all be understood before acceptance.
Do not treat an indicative offer as a completed transfer. The final comparison should use the sanctioned terms and the dated closure statement, with unresolved conditions clearly identified.
