Private Credit for Real Estate: Funding Opportunity, Pricing and Default Risk

A real-estate project can own valuable land and still run short of cash. Construction payments, approvals and customer collections occur on different dates. A private-credit proposal should be assessed against that timing mismatch and the project’s legal position.

Separate market activity from project quality

EY’s H1 2026 research identifies real estate as 35% of tracked Indian private-credit deal value. Its survey also flags perceived default risk in the sector. Deal activity is not evidence that a particular project is safe; perceived risk is not an observed default rate.

Follow cash through the project

Prepare a monthly schedule of construction expenditure, customer receipts, taxes and financing payments. Separate bookings from collected cash and identify cancellations, refunds and overdue instalments.

Have counsel establish the restrictions on project accounts and permitted uses under the applicable real-estate framework. Money visible in a bank account may not be freely available for another project or holding-company debt.

Test the completion requirement

Obtain an independently supportable cost-to-complete estimate. Add financing costs and a contingency suited to the actual risks. Compare committed available funding with the remaining requirement, rather than comparing total historic borrowing with the original budget.

For an illustrative project, ₹30 crore of expected collections does not cover ₹25 crore of near-term construction outgo if most collections arrive after completion. The timing gap needs an explicit funding source.

Price the full obligation

Review cash interest, capitalised amounts, fees, minimum-return provisions and redemption costs. Establish whether repayment depends on sales, refinancing or an asset disposal. Test slower sales and lower realisations separately.

Review security and remedies

Check title, existing charges, priority, guarantees and the enforceability of proposed protections. An independent valuation cannot cure a title defect or resolve competing claims.

The practical decision is whether documented cash flows can complete the project and repay the financing within its terms. An anticipated future refinance should have a credible route and a contingency, rather than serving as the only explanation of repayment.
